Thinking about Re-financing?

Today’s low interest rates could very easily translate into substantially lower monthly mortgage payments and that could mean great savings and other opportunities for you..! However, I would encourage you to talk with a Professional Mortgage Lender to discuss or confirm your reasons before you re-finance.

Know the expenses  ( closing costs ) that is involved because when you re-finance, you also start the amorization schedule over again . A professional lender can assist you and perhaps recommend a shorter or longer amorization schedule to better meet your needs. (You maybe surprised how flexible these amortization schedules can be.)

If you plan on selling your home, do the math to determine if re-financing is appropriate. Also remember to shop and compare mortgage rates and costs ;and, always remember to do your homework because you need to know and ask the right questions before you re-finance.

Buyers & Sellers Should Listen To Their Agents

Buying real estate in today’s market can be more complex than it was years ago; but,  the “basic” practices will always remain the same. Buyers should take the time and get qualified and know your needs before you waste a lot of time researching and previewing homes that are not in your price range. Realtors should likewise insist that their client is qualified before they start showing homes and writing contracts.

Sellers usually think their homes are worth more than the amount their agent recommends to list their property and very often thinks they know more about how to market and sell homes better than their agent. This is a wake up call to most sellers because you should listen to the advice and expertise of your agent if you want to sell your home. Sellers should really listen to their agent because if the agent does the market analysis correctly and recommends a good marketing plan, it normally rewards the seller with the best price in the least amount of time.

Short Sales

Short Sales is very popular among investors and buyers thats why its important to know more about this process before you write an offer.  Great prices can be realized with Short Sales but sometimes   it may be more important to close on time because possession maybe a higher priority than just the price.

I always recommend to my clients in this market there are fantastic prices on REOs’, Foreclosures, New Construction and Resales so don’t think Short Sales are the only “best” deals on the market.

Remember, patience is a virture …..because some people have it and some don’t….!  Your needs and requirements should be considered before you make an offer so make sure you have a plan.

Buyers should be very careful when purchasing a home because there could be  potential problems lurking in “new” homes not to mention re-sales…!  Certified Homes Inspectors  are worth the  investment especially since the purchase of a home is probably the single largest investment a home buyer will make in their lifetime.

Is this the right time to Invest…?

I’m bullish… and very… optimistic for the “smart” investors in the Greater Atlanta Real Estate Market. Historical low interest rates coupled with the decline in property values present first time buyers; move up buyers and investors with “Super” opportunities. Real Estate today is more affordable because you now get more house for the money.

If we would only consider a mid to long range plan as a remedy to our current depressed real estate market; and, stop complaining and start investing, the potential financial rewards could be well worth the investment. This is a very “sensitive” issue because our economy is slowly recovering from one of the worst recessions we have ever experienced. High unemployment certainly did not help.

Obviously, consumer spending and the idea of circulating money through our economy has not been a high priority for the average American. However, if buyers who are financially capable desire to be more positive about their personal finances and take advantage of this market… now is the time. By investing in real estate today, the returns tomorrow could be very lucrative.

Rental income is becoming more popular among investors because of the depressed market. Prior to investing it is recommended that you consult with your accountant, financial adviser and most importantly utilize the services of a full time Licensed REALTOR®.
